Why This Service Is Different
Many homeowners already have someone they trust stopping by to keep an eye on their property—and that’s a good thing.
This service builds on that by providing structured monitoring, clear reporting, and a trained perspective on what’s actually being observed.
Instead of a quick glance, each monitoring session focuses on:
-
Noticing changes over time
-
Identifying visible conditions that could develop into larger issues
-
Providing detailed, photo-backed reports so you can clearly see what’s happening at your property
You’re not replacing a check-in,
you’re adding clarity, documentation, and a professional level of oversight.

Casual Check-In
What they see:

What they say:
Everything looks fine.
Professional Property Oversight
What we see:

What we document:
The water heater appeared operational at the time of the visit. However, active leakage was observed at the temperature and pressure relief valve discharge, with corrosion noted at the base of the unit consistent with prolonged moisture exposure. The water temperature was measured above typical recommended settings, which may contribute to increased cycling, energy usage, and potential safety concerns. Further evaluation by a qualified plumbing professional is recommended.
This is the difference between looking at a home—and understanding it

What we see:

What we document:
The HVAC system responded to the thermostat at the time of the visit; however, the unit was observed cycling on and off at short intervals. This pattern, commonly referred to as short cycling, may indicate underlying issues and can contribute to increased wear on system components and reduced operating efficiency. Further evaluation by a qualified HVAC professional is recommended.
Frequently Asked Questions

- How is this different from a home inspection?
This service consists of routine property monitoring sessions and does not replace a full home inspection. The goal is ongoing awareness and identification of visible issues over time.
- Why not just have a friend or neighbor check on the home?
More eyes are always helpful—this service ensures nothing important gets overlooked. Property Oversight is designed to complement those check-ins by providing a consistent, structured approach focused on observing visible conditions and documenting the property over time.
- How do you access the home?
Access is provided through a secure lockbox or approved entry method. All monitoring sessions are scheduled and documented.
- Can I control when sessions occur?
Yes. Scheduling is set within agreed timeframes, and access can be limited based on your preferences. Service frequency depends on the plan you select, with options ranging from periodic monitoring to more frequent monthly service.
- What exactly do you check during each session?
Each session follows a structured checklist focused on visible conditions such as the exterior, general interior observations, and areas where issues commonly develop, does not include testing or operating systems or components.
- What happens if something urgent is observed?
If a visible concern is identified, it will be documented and communicated promptly so you can determine the appropriate next steps.
- Are repairs included in this service?
No. This service is limited to observation and reporting. If needed, we can assist with coordination for repairs with a contractor of your choice.
- Will I receive updates after every session?
Yes. After each session, you’ll receive a clear report with photos documenting the current condition of the property.
